In this market you will see just about every seal coat ever manufactured being placed down on our roadways. We used a majority of the products and were faced with numerous inconsistencies and without manufacturers taking accountability for their products. Rather we were told Las Vegas is an extreme climate and we need to be cautious around the times of year and even times of day we place down the product. We were failing our clients decades ago trying to get seal coat down. We had enough and set out on a journey years ago to make our own asphalt sealcoat. As asphalt ages it slowly looses its binder; the glue holding it all together. This is a natural process over the lifetime of any pavement surface. As this happens however, we will begin to see cracks appearing at the surface of the roadways. Overtime these cracks will increase in quantity and also deepen until they breach the entire layer of asphalt all the way down to the dirt. Once this happens, water is now able to pass from the surface of the asphalt downward opening the crack up wider and also damaging the sub-grade underneath the asphalt as well.
